About Chandan Village in east marredpally, Hyderabad

Empika Group is into construction and Real Estate development.We are delivering quality and value for money to our customers for the past 8 years.In order to deliver better appreciation and long-term returns to its customers, Empika Group is coming up with a high growth plantation project called Chandan Village in Shadnagar. The aviation capital of India with world class amenities.
Our project named "Chandan Village" is located at Chinchod village, 8 Kms from Shadnagar (and 22 Kms from ragiv gandhi international airport Hyderabad). A proposed Regional Ring Road will pass through just 3-4 KMs from the site. As the name suggests we are growing (White) Sandalwood over in 95 acres of land (5 acres are reserved for a mini-resort).

Information regarding White Sandalwood:
a) It grows only in some specific soil (PH value, clay-sand mix content etc)
b) It sells at 1.4 crore to 3 crores per tonne in international market now and the price has been increasing at an average of 15%- 35% per annum for last 20 years
c) India produces 85% of this sandalwood globally but the export from India has come down drastically in last 10-12 years primarily due to non-cultivation
d) Demand for white sandalwood has been growing especially in India, China and US for many years now as newer and newer fields adopt sandalwood
e) Indian govt regulates strongly sale and purchase of sandalwood. Explicit license is needed and we have all necessary permissions. Most farmers receded from growing this as they did not understand the laws well, there was apprehension for quite some time - and as such the wait period is long and investment is on the higher side.
f) Indian govt is doing research in identifying means to cultivate sandalwood in a commercially viable manner for many years.
f) A team of scientists in Indian Wood Institute have been researching on methods to understand factors for maximizing the yield for many years. We are helping them refine the process (processes post transplantation).
1. Seeds are germinated separate for some weeks. The saplings grow in a lab (hydropincs) for next 16 - 18 months
2. Periodic monitoring of coloration of leaves, length of shoot and other parameters are done. More than 75% saplings are discarded and only 25% or less selected for transplantation.
3. These develop nodules in root and are very likely (more than 97%) to grow to maturity
4. They are transplanted with their supportive plants (Amla and Curry leaves) are planted as the same neighbor for each tree. There are other complementary sets possible but we have chosen Amla and Curry based on our soil and climate.
5. A tree grows for first 8 to 10 years without any scent
6. Then the hardwood (also called heartwood) formation begins and sandal scent or aroma starts developing
7. A tree is matured to be harvested between 12 - 13 years. At 12 years a tree's weight is 200 to 300 Kgs and hardwood in that is around 10%- 70% depending upon the soil condition. This has the price tag of Rs 14K per Kg. The other parts are sold at much lesser rate. The tree is toppled at the time of harvesting as part of the heartwood extends into the main tap root.
8. This team of scientists have been outsourced the task of guidance for cultivation and development of the trees.

f) One plot of size 242 Sq Yards will have 25 trees and 50% of the yield will be taken by us (we will grow, maintain, harvest and sell it to the Govt of India or Govt authorized buyers at the end of 12 years). At the current rate a plot will minimally yield 25 * 20 Kg = 500 Kgs of which 250 Kg is yours => Rs 50 Lakhs at the current rate. This is likely to easily reach Rs 1.5 to 2 crores given the price appreciation expected over next 12 years.
g) Some extra amount from the client's portions of 12.5 trees (soft wood/twigs/branches/roots can give another 3-5 lakhs)
h) The periodic produce of Amla + Curry Leaves from supporting trees can be collected by owners whenever they visit. Each owner would be permitted a week of free stay in the farmhouses at the site annually. The farmhouses will be based on Nature and organic theme.
I) At the end of 12 years (after harvesting) the land is available for whatever be the next plan. We may not do a replanting as a cooling period of 3-4 years is essential. There are many possibilities like make farmhouses, villas, complexes etc. An association would be formed of all owners and based on need the next plan would be formed 1-2 years before the harvesting. Of course one can resell the land and exit as well.
J) Buying in a group (and preferably having adjacent plots) may give any group the flexibility to plan 12 years later the best course of action.

Price - Each plot of 147 Sq Yards to 242 Sq Yard costs Rs 3500/Square yard with registration. the sandalwood would have fetched a minimum of Rs 70 Lakhs (to a maximum of Rs 1.5 crore) by then. We have schemes for payment in EMI as well or pay in 2 month's time.
